It is true… we do have a hot sellers market right now and with limited inventory, you “can” throw your home on the market and get it sold… but… if you do a few simple things to PREPARE your home to go on the market, not only can you sell it quickly but you can sell it for TOP DOLLAR as well.
HOW TO SELL YOUR HOME QUICKLY
These five tried and proven tips are very simple and will definitely have you on your way to signing purchase contract papers
1. PACK, PACK, PACK
If you are looking to sell your home quickly, our number one recommendation is to pack up half of your things. It sounds like a lot – but you will be packing up anyway, and I assure you that your home will sell more quickly.
Over time, most people accumulate things – which is normal. But when selling a home, you want it to look open and clutter free. Most walls are covered with beautiful family pictures, furniture everywhere, closets stuffed to the brim and then usually pet and kiddo items!
You really need to empty out most rooms to make your home look more spacious, to depersonalize and to properly stage it.
Renting a storage unit may only cost $50 to $150 per month but could mean making thousands more on the sales price of your home – well worth the effort and investment.
START WITH THE PICTURES
First, work on the walls. Take down most of the pictures, leaving a few here and there to stage it. One helpful tip, swapping out the personal photos for scenery photos can make a huge change to a room.
Remove clunky furniture – extra chairs in the corners, extra dressers in the bedroom and any other kind of filler furniture. For example,you should take everything out of your dining room except for the dining set and the maybe a leave a hutch or china cabinet behind. The rooms looked more spacious, less “lived in,” and prospective buyers can walk around more easily.
DECLUTTER CABINETS AND SHELVES
After that, packing up dishes, knick knacks, extra kitchen gadgets and smaller picture frames will help open up rooms even more. For instance, bay windows or decorative wall shelves are usually filled with personal picture frames or family items. Packing them up and replacing them with a plant instead will make a room more inviting.
When people look at houses, they open cabinets, closets – everything. It all needs to look organized and roomy. You don’t want prospective buyers to see a cabinet full of shoved, mismatched Tupperware.
Next up are the closets and usually they are pretty maxed out. It’s a great idea to pack up most things and organize the rest.
For your clothes, pack up things that are out of season. It’s amazing how much neater and less chaotic this small change will make your closets look.
KID & PET BASICS
As far as the children and pet items go things, put as much away as you can. Prospective buyers certainly know that you’re human and are living in the home – but it’s very easy to minimize the items by packing up everything but the items that get used on a regular basis.
And then for showings, it’s highly recommended that all of the children and pet items are stored away and out of sight, other than what may be in their rooms or nursery.
2. MAKE EASY, MANAGEABLE UPDATES
In the midst of packing up, making manageable aesthetic updates can help really increase the value and saleability of your home. You don’t have to be a DIYer to make upgrades, but fixing little things here and there definitely will help you sell your home quickly. These updates can be little things that you have been meaning to fix before selling your house. Or, they can be quick swaps that make a huge difference.
REPLACE SIMPLE ITEMS
Replacing old rusty air vents that are very visible, we swapping out some old light fixtures for newer modern ones, buying a kitchen table that works with the space better than a clunky one and we repainting some areas of the home.
Prospective buyers have troubling imagining themselves living in a home that needs work (even worse – when a visible repair costs a few hundred dollars… if they decide to write an offer it may be for a few THOUSAND dollars less because of simple items – costing you a lot more than an initial repair), so you’ll want to make it look as perfect as possible. If you have any crazy colors – like a bright red wall that stands out, it might be a good idea to paint it a neutral color.
Give bedrooms that needed it a fresh coat of paint. Also give the frond door a fresh coat of paint – it’s the first thing a buyer will see before they enter a home.
It’s amazing how excited buyers will get when they smell fresh paint coming into a home – it gives them the reassurance that the home is potentially extremely well taken care of.
If you have a lot of pictures to take off the walls, there may be an abundance of nail holes. Fixing these is not only a nice thing to do for the future home owners but it makes the walls look so much nicer.
Fixing up old grout in the tile floors or re-caulking the bath tubs that isn’t visually pleasing is another easy item to take care of that will help make those areas look amazing.
You can make yourself go crazy doing all of these things so remember you can’t do everything, so be reasonable about the small upgrades that you can make without making yourself go nuts. The pantry is a big ticket item for the ladies so making them less cluttered and organized is extremely important.
3. STAGE YOUR HOME
As updates near completion, staging the home comes next. This doesn’t mean that you have to hire an expensive staging company either – you can utilize your current items or just a add a few new pieces to change the look and feel of the rooms.
This is such an important step in selling your home quickly. You want the prospective home buyers to feel like they could live in your space. And, all of the packing you already did will help you stage because there will be so much less to work with!
BRIGHTENING DIM SPACES
We want to let as much natural light in as possible. Taking down dark curtains that may block light but leaving the curtain rods up or replacing the dark curtains with lighter ones, removing sun screens and putting them in the garage and then angling the blinds in a way that lets in plenty of natural light.
You can put some brighter bulbs in darker spaces, like in the laundry room, kitchen or lamps in the corner of a living room.
ARRANGING & REARRANGING
Part of staging your home is arranging furniture. You can rearrange your living room and your bedroom to allow prospective buyers to walk through the rooms easier. You don’t want these buyers to feel cornered, stuck or trip on a piece of furniture. You want your living areas to feel open. New pillows are a great way to stage any room, as you can bring in new colors or accentuate the colors you have.
Arrange your shelves neatly. Already having personal photos removed, there will be less to work with. Again, using some beautiful and bright scenery photos will help brighten up a room.
For showings, hide all evidence of pets – the dog bed, bones, crate – everything! You may have clean pets that don’t shed or smell, but you’ll want to make a good first impression on prospective buyers. Prior to showing, you can open the windows and let the fresh air in or spray some Febreeze around the area to make it smell fresh. We try not to bother too much with wall plugin air fresheners, those usually are overpowering – but a few candles or lemon cleaning products and fresh air usually do the trick.
Fresh flowers on the dining table or kitchen island is a fantastic touch!
SET UP THE OUTDOORS
Remember, the outside is important to stage too. Rake up your gravel areas, put down a some fresh rock or bark in the landscape areas, clean up the flower gardens and make sure your grass is trimmed. Then, set the chairs or outdoor table on your patio or deck so it looks super inviting. Make sure your front walkway, front porch and backyard porch are swept and clean at all times.
And, you may considering putting down a colorful entry rug at the front and back doors… as well as maybe a couple brightly colored pots for plants if you don’t have much landscaping color (fake flowers are the best if you don’t have landscape drip lines going to the pots – just make sure they look real!).
4. CLEAN UNTIL YOUR HOME SHINES
This is by far the most important step to selling your home quickly, make everything sparkles and smells clean. Wipe down the windows, furniture, counters, the bathrooms (put your toilet seats down too), so that it all looked shiny and fresh.
We’ve seen many homes with crumbs or dust all over the counter from someone’s breakfast or lack of cleaning… and instead of noticing their kitchen cabinets or view from the window, we were fixated on how dirty the kitchen was. It just looked sloppy! Making everything neat and clean is the way to go.
5. USE A GREAT REALTOR
Lastly, make sure you hire a great FULL-TIME Realtor who help you price your house right. Spend some time looking at the competition and the prices they had or were looking for. Full-time is important also because you’re selling what is most likely your largest asset and you want someone who works your market every day and knows how to price a home right and market it effectively so that it sells quickly.
With their help, come up with a price that you are comfortable with from the start. You don’t want to overprice it – because of the internet and tons of real estate apps… buyers are savvy and they know when a home is overpriced. Oftentimes, an overpriced home can not only deter buyers from writing an offer but also from viewing it – making it sit on the market and become stale where buyers will then think something is wrong with it.
